STEP ONE: Planning and preparation

DANIEL’S PAINTING will pressure wash the exterior walls of your home or business, and then prep the surfaces so they are clean and sound to accept the new paint. We will perform all of the sanding, caulking, patching, priming, and stucco repair. We use specialized products such as PEEL STOP Triple Thick Primer for priming over areas with peeling paint. We can also use P-3 elastomeric primer for wood sided homes. This primer is applied first, and then the paint is applied over the top while the primer is still tacky. The result is a paint that will expand and contract without cracking, because the two products have become one new elastomeric paint. We use regular caulking in most cases for cracks and gaps, but in other cases, we use a special caulking that is stronger and performs more like rubber. We would replace wood that is too damaged to repair properly.



STEP TWO: Color design and selection

DANIEL’S PAINTING provides color-design consultation and color-testing as requested, included in the cost of the painting. We will come out to your home or business to do color-testing before painting begins. We want you to see in advance what your new color scheme will look like. Many clients know exactly what colors they want, but if you are not sure, we can provide color-testing to help you select a color scheme that you will love. We will provide up to two wall and trim samples.

To do color-testing, we paint a large section of wall, usually around the garage doors, because this area most often faces the street and represents around thirty percent of the visuals that make up the front of the home. We also paint a section of the fascia boards in the same area. This way, you can see the new colors next to one another – and also next to the roof – because the roof color and style are an important part of the overall look of your home or business



STEP THREE: Painting

We will cover all windows, walkways, doors, plants, and any other items that are not being painted. For roof work, we use rubber mats and platforms. We will paint your home or business using 100% acrylic paints, in the appropriate sheens, using spray equipment or roller and brush as needed. We will apply the paint until PERFECT COVERAGE is achieved.

DANIEL’S PAINTING offers the industry standard two-year warranty on all painting. The warranty will never be needed, because your exterior will be protected and beautiful for decades.

Many clients are surprised to learn that color choices can affect the durability of the paint job. For example, if you choose Red for your wood fascia boards, and they are on the sun-side of the home, you can expect those boards to be re-coated after approximately five years. The Red fascia boards on the shade-side will have longer life. If your fascia boards are painted in White, you can expect approximately ten to twenty years of life.

All colors are assigned an LRV number from the paint manufacturers. LRV = Light Reflective Value. The color White will have an LRV of 7 on a scale of 1 to 100, and reflects light and heat the best. Red will have an LRV around 80, and will hold the heat from the sun to where it can be 130 degrees to the touch on an 80 degree day. It is this extreme surface heat on sun-side wood surfaces that breaks down the paint.

On stucco, color is almost a non-issue, because stucco does not get hot. It does not expand and contract. Stucco is a stable rock material, and the paint bond will last a lifetime. For this reason, even dark colors hold up for decades on stucco.

Most colors that are chosen by our clients have a mid-range LRV, and their color choices are not affected by LRV ratings. It is the reds, blacks, and hunter green type colors that will need to be periodically checked for fading and then re-coated. We are happy to discuss your color choices in advance to ensure that your paint colors are pleasing and lasting.
